Home evaluation questions, answered.
Is the home evaluation really free?+
Yes. There is no cost and no obligation to list your home. Many homeowners request an evaluation to plan a purchase, compare renovation choices, review their equity, or simply understand where the market is today.
Is this the same as an appraisal?+
No. Amit prepares a comparative market analysis: a professional opinion of likely market value based on recent comparable sales, active competition, and the features of your home. Lenders, courts, and some estate or tax matters require a formal appraisal from a qualified appraiser, and Amit can tell you when that is the right step.
How is this different from an online estimate or my MPAC assessment?+
Automated estimates rely on public records and broad averages. They cannot see condition, layout, upgrades, basement finishes, a separate entrance, or what is competing for buyers on your street this month. MPAC assessments exist for property tax purposes and are tied to a fixed valuation date, so they can differ a lot from today’s market value.
What information do you need from me?+
The address is the essential part. Property type, bedrooms, bathrooms, basement, parking, and recent updates make the range tighter. If you are comfortable, a short walkthrough or a few photos lets Amit account for condition and finishes that records miss.
How long does it take?+
Amit reviews every request personally, and will contact you by your preferred method to confirm any details. Unique properties or requests that include an in-home walkthrough can take a little longer, because the comparables need more care.
Do I need to book an in-home visit?+
No. You can start with the information in the form. A walkthrough is optional, but it is the most reliable way to account for condition, renovations, and layout, so it usually narrows the value range.
Will I be pressured to list my home?+
No. The evaluation is yours to use however you like. If you are not planning to move for a year or more, Amit can simply share what the numbers mean and what would be worth doing before a future sale.
How accurate will the value be?+
You will receive a realistic range, supported by the recent sales and active listings behind it. The final price is always set by buyers in the market at the time of sale, so values should be refreshed when you are ready to make a decision.
Which areas do you evaluate?+
Amit works with homeowners across Mississauga, Brampton, Toronto, and the wider Greater Toronto Area. If your property is outside his area, he will tell you directly and can point you in the right direction.
What happens to my information?+
Your details are used only to prepare your evaluation and contact you about it. They are never sold. You can ask to update your information or withdraw consent at any time. The Privacy Policy explains how the information is collected, protected, and stored.
